Housing Development Proposed at Rt. 35 and Taylor Lane in Middletown

American Properties at Middletown would like to build 245 multifamily units on 31 acres. Public hearing Wednesday.

 

American Properties at Middletown is proposing a housing development for wooded land at Route 35 South and Taylor Lane in Middletown, near the Holmdel border. 

According to a public notice published on Nov. 21 in the Asbury Park Press, the developer is seeking approval for 245 multifamily units on approximately 31 acres.

The proposed use includes 196 market rate multifamily 'stackable townhomes' and 49 affordable multifamily 'flat' units, along with a 3,600 square foot clubhouse and a pool for the community.

Traffic light, jughandle and turn signal improvements, as well as a realignment of the northern portion of Taylor Lane to run directly across from Cherry Tree Farm Road, are also part of the plan.

American Properties has applied to the Middletown Planning Board for Preliminary and Final Major Site Plan Approval, Preliminary and Final Major Subdivision Approval, Bulk Variance and Design Waivers in regard to premises located at Route 35 South and Taylor Lane, Middletown.

The property is designated as Block 600, Lots 34, 35.01 & 35.02 on the Middletown Township Tax Map in a RMF-3 Multifamily Residential Zone District.

The subject property also includes Lot 14, Block 51 on the Holmdel Township Tax Map.  

The application is available for review at the Planning Board office at Town Hall, 1 Kings Highway, Middletown, New Jersey 07748.

A public hearing is scheduled by the Middletown Township Planning Board on Wednesday, December 5, 2012 at 6:30 p.m. in Town Hall.

The applicant is represented by Hutt & Shimanowitz of Woodbridge, NJ.

This is tragic and reflects very poor vision on the part of township officials if approved.If you think navigating the two Target traffic lights is difficult now, wait until this goes through. Ratables? Ask how much your tax bill will go down if this is buiilt. Zoning? No variances should be granted. If you care about Middletown, you should speak up on December 5th.

This is Middletown. Areas that were once unable to be built upon, had deed resrtictions, etc. somehow come to have new homes on them. Money talks. And now with Sandy damaged homes, some gone, the township will be looking for ways to collect money they will not get from property taxes on those damaged homes. Unfortunately this is the New Middletown, not the one of 40 or more years ago.

Let's hope the Township shows these people the door. Middletown doesn't need any more houses built-for that matter none of these local towns do. You can't navigate Route 35 now and this jughandle in particular is always a nightmare. Realignment won't change that.

My gosh,can't there be one square inch that is NOT developed around anymore?? And is this going to be "affordable" housing or just more overpriced condos/townhomes that no one can afford? And I totally agree with the rest of you,that area is already a traffic nightmare,this is very much so going to add to the headache...SMH.

Keep it as open space! More townhouse's? Just what we need, why don't you ask the people that live in the new townhouse that overlook the rear of shop rite! Disgusting ! It's a farm and should always be one.

Again, the officials have no foresight or plans regarding the land,the population growth, the school zoning, education of the children, highway and road expansion and in general the future of the towns. The towns are trying to add to the tax-base by building more townhouses, etc. It's little wonder why we are over-run with deer and other wildlife, People encroach on the areas where these animals once roamed the open spaces and wooded areas and they did not invade residential areas. So, when we have deer, bear and coyotes in our backyards the state institutes a hunt. Very civilized.

When I moved to Middletown in 1987 it was a great town to live in now it has become a CITY with too many houses and people and traffic. Guess I'll be leaving!! Can't believe they are even considering developing one of the only open spaces left! Horrible!

Allowing this would be a huge step back for Middletown. Traffic down there is heavy enough, the schools are full enough and I see no reason for such a large mass of a community to be built over there.

Middletown is already to packed as almost EVERYONE living there knows. The only people that benefit from new building are the developers, the elected officials who get kick backs (which they do) and possibly those who move into the new homes.

What Middletown needs is an ordinance that restricts or stops NEW building. This would stifle the population boon that is going on now.

Seriously, if everyone wants to stop new development there needs to be an ordinance to stop developing new housing on new land; contact your elected officials...attend some town hall meetings. It is not that hard to get done, once started; starting it is the hard part, but once you do, getting the signatures or votes needed would be incredibly simple, considering that mostly everyone I talk to wants to stop the new building.

EVERYONE NEEDS TO ATTEND THESE MEETINGS - STRENGHT IN NUMBERS ---Dont we have enough of townhouse/condo developments . This will effect ALL of Middletown schools, roads, need a bigger police dept. needs more schools. This would be terrible. Middletown people want a town not a city.

Don't we have an obligation to defend the freedom of people, even landowners and developers to enjoy the benefits of their personal property? We need to defend our water and air from the others who might pollute it, our ears from noise pollution, and we need to help work out ways to manage the stress on sewage lines, electrical generating facilities, schools and traffic on the roads but aren't we obligated to defend the rights of others even at some discomfort to ourselves?
Otherwise what liberties will we be left with?

perhaps, after suggesting that we have an obligation to defend the freedom and liberty of the landowner and developer, with due efforts to defend against traffic congestion and such, I should have pointed out that I have no financial interest in the development other than being a Middletown homeowner for 21 years.

A lot of this has to do with COAH (council on affordable housing) that mandates a certain amount of low income units per township. If you refuse, you get sued. Middletown has already gotten sued several times under this horrible law./ Christie said he would "gut" COAH when he got into office -He hasn't. They are still suing away.

This is awful, I have lived in Middletown for the last 38 years. I have watched so many farms and wooded areas disappear to have shopping plaza's and townhouses and whole new neighborhoods built. Well the shopping plaza's all have empty stores in them, the animals have no where to go, there is more garbage and pollution, no woods for the children to explore in, the traffic is horrible, and the schools are maxed, so where will they build new schools.....our open space which is already shrinking even though they said it wouldnt. This was a beautiful town! I say dont take away any more !!!

While I hate the idea of one more house being built in Middletown, how does anyone propose that it be stopped? If a person has a piece of property and wants to develop it, it is his or her Constitutional right to do so. I spoke to several officials and they hate this development, but because of sue-happy lawyers, they cannot just say no - there is no legal basis for prohibiting development in Middletown, or anywhere else in the state of New Jersey. If you despise these developments as much as I do, you can thank the Democrat party of NJ for its support of COAH and the unions who keep pushing for these monstrosities. Look what happened to Christie when he tried to get rid of COAH. Some liberal Democrat judge overrode him and forced the state to keep it. You people want to live in a crazy liberal Democrat state - well this is what you get.
