Maybe shoobie term should not be used. Joeseph when I was a kid in OC there were three terms actually; Local, Shlocal and Shoobie. You would be a Shlocal LOL. I love summer tourists. They do help our community and our generally very respectful. By the way, the term shoobie came from when tourist used to bring their lunches to the beach in shoe boxes and when bees would come too close they would shoo them away. Hence shoobie. But I call the people who visit vacationers. Enjoy your summer!

Hello everyone. I am not moving to Sea Isle as some of you may have thought. I was just saying it seems to me Ocean City is evolving into a "dry" Sea Isle. No young families and only developers and investors looking to buy properties to rent out and make a profit in the summer months. And for your information Roy. Even Heist insurance was completely lost when it came to my property. It was suppose to be covered due to having flood proofing certificate passed from the city. The height of the building is at 5.3 feet and with the flood doors and windows the flood proofing was set at the required 10 feet. However, FEMA stated that multi-use buildings like mine should have never been allowed to be used as commercial building that requires a certificate of occupancy. Especially medical building. They stated the building was built post firm less than 10 feet and that I was steered wrong into believing that the flood proofing would make this building fully insurable. So obviously my insurance company had a bit trouble reading the flood policy as well. But, you seem to understand the whole situation so maybe you can help those of us that do not have your expertise when it comes to flood policies.

This is Dr. Ron DeLanzo. I was born and raised in Ocean city. My family has been in Ocean City since the early 1900s. Ocean city says they care about young people living here but they do not. I own an office building here in town and I got flooded. I was told by ocean city and heist insurance company when I bought the building it would be covered and I was lied to. $80,000 in damage I was awarded $4,000. And that's only because my heater was under water. FEMA told me Ocean city never should have allowed this building to be used as a business being below base height elevation. Ocean city does not care that I have to move to higher ground so my equipment is covered by content insurance. The rich get richer, politicians put on the ear muffs. I have a wife and two little girls 3 and 16 months. Chances are we will not stay in Ocean City. How can anyone? Unless you are an out of town in editor looking to by a second home that's it. So goodbye Ocean City hello Sea Isle 2. And keep filling OCHS where I graduated from with our of town kids because we don't have any. My dream of letting my kids grow up as I did is starting to fade away. So enjoy the greatest family resort people. The city is open May thru October. When the meters come down it turns to a ghost town with not a child to be found.
